The two primary pillars of eligibility assessment are your income-based repayment capacity and your creditworthiness. The first determines how large a monthly payment you can safely afford without defaulting. The second determines the lender's confidence in your willingness to repay based on your historical behavior with credit.
The FOIR Framework
The Fixed Obligation to Income Ratio (FOIR) is the most important quantitative metric in loan eligibility. It measures what percentage of your gross monthly income is already committed to fixed monthly payments—existing loan EMIs, car payments, and minimum credit card payments. Most lenders enforce a hard ceiling of 40% to 50% FOIR, depending on your credit profile. If you earn $8,000 per month and already pay $1,200 in existing EMIs, your remaining EMI capacity is only $2,000 (at 40% FOIR). This directly caps the maximum loan amount you can qualify for at any given interest rate and term.
The Credit Score's Role
Your credit score is a lender's shorthand assessment of your repayment reliability. Scores above 740 represent near-perfect credit history and unlock the lowest rates and most flexible terms. Scores between 670 and 739 are "good" and receive standard approval. Scores between 620 and 669 are considered "fair"—approval is possible but at higher rates with stricter conditions. Below 620, most conventional lenders decline, though FHA programs accept lower scores with compensating factors.
The credit score also affects your FOIR ceiling. Borrowers with excellent credit (750+) are typically allowed a higher FOIR (up to 50%) because their track record demonstrates disciplined debt management. Borrowers with lower scores face more conservative FOIR caps.
Strategies to Increase Eligibility
Add a co-applicant: Adding a spouse or family member with income to the application combines your incomes, dramatically increasing the maximum eligible loan amount. Both applicants' credit scores are considered, so ensure the co-applicant has a strong credit profile.
Reduce existing debt: Paying off a car loan, personal loan, or credit card balance before applying can significantly lower your FOIR, creating more room for a new mortgage payment. Prioritize eliminating loans with the largest monthly payment relative to their remaining balance.
Extend the loan tenure: Choosing a 30-year term instead of a 15-year term reduces the required monthly payment for any given loan amount, effectively increasing the maximum loan you qualify for. The trade-off is substantially more total interest paid over the loan life.
Build a larger down payment: A larger down payment reduces the required loan amount, which reduces the required monthly payment. This can bring an otherwise ineligible loan amount into the range your income can support.
