What is Zoning Setback Calculator

Zoning Setback Calculator finds the buildable rectangle on a lot from the required front, rear and side setbacks, and reports the maximum footprint area and its share of the lot. Given a 100 by 150 foot lot with 20 foot front and rear setbacks and 5 foot side setbacks, the buildable rectangle comes out 90 feet wide by 110 feet deep — 9900 square feet, or 66 percent of the lot area.
The model is deliberately simple and stated: a single rectangle centered between the side setbacks and inside the front and rear lines. How to Use Zoning Setback Calculator

Why Use Zoning Setback Calculator

The setback arithmetic is simple enough to do by hand and exactly the kind of simple arithmetic that goes wrong at 9pm before a submission: subtracting the front and rear setbacks from the depth but forgetting the side setbacks apply twice, or reporting the lot area as the buildable area. The side setback applies on both sides of the lot, so the buildable width is the lot width minus twice the side setback — a 100 foot lot with 5 foot side setbacks leaves 90 feet of buildable width. The depth is the lot depth minus the front and rear setbacks, and the buildable area is the product of the two. With 20 foot front and rear setbacks on a 150 foot depth, that gives 110 feet of depth and 9900 square feet total.

What does the coverage percentage actually mean?

It is the maximum footprint area divided by the lot area, expressed as a percentage — the share of the lot the building may occupy under the setback geometry. On the default lot, 9900 square feet over 15,000 is 66 percent. Zoning districts often cap coverage below what the setbacks alone allow — a common cap is 50 percent — so this number is what you compare against the ordinance's coverage limit to find which constraint actually governs the massing.

Why does the tool sometimes report no buildable rectangle?

When the setbacks overlap — the side setbacks together exceed the lot width, or the front plus rear setbacks exceed the depth — there is no rectangle left to build on, and the tool reports the geometry as infeasible instead of returning a negative or meaningless area. That outcome is itself a finding: either the lot cannot support a building of any size under those setbacks, or the entered values are wrong, which the warning prompts you to check against the lot's actual dimensions.

Does the tool handle corner lots?

No — corner lots have different rules: the side street typically requires a front-yard-equivalent setback, which the simple front-rear-side model does not apply.
